A quick guide to keep our resort safe, peaceful, and welcoming for everyone.

Cancellation Policy

Standard reservations must be cancelled at least 72 hours prior to your stay or you will be billed for the entire reservation period.
Holiday reservation cancellations require a 7-day prior notice or you will be billed for the entire reservation period.
Reservations of 3 or more cabins, or stays longer than 7 days, require at least 14 days’ notice or total loss of deposit applies.
Reservations made through third-party sites (Expedia, Booking.com, Hotels.com, etc.) must be cancelled on the original site.
No-shows will be charged 100% of the reservation period.

Check-in & Check-out

Check-in begins at 2:00 PM. For an earlier check-in, please call (936) 594-3961 to see if we can accommodate.
All guests MUST check in at the front office upon arrival.
Check-out is at 11:00 AM.
Late check-out until 3:00 PM is available for an extra $30 — please request in advance as availability is limited.

Damages

If a rental is damaged or left excessively dirty during your stay, you will be charged the cost of replacement plus a $75 cleaning fee.

Campfires

Fire rings are located at select RV sites, tent sites, and cabins. Please keep fires inside the rings.
Campfires are only prohibited during a burn ban.

What to Bring

Towels and toiletries.
We provide bed linens, coffee pots, pots, pans, dishes, utensils, and cups.
Our on-site store has essentials in case you forget something.

Smoking Policy

All interiors are non-smoking of any kind, including vaping. Smoking inside any rental will incur a $250 fee.
You may smoke on the porches with the door to your rental closed.
Tampering with the smoke alarm in your rental will result in a $150 fee.
Cigarette butts must be disposed of in the trash.

Reservation Deposit

Deposit due at time of reservation is 50% of the entire stay and is fully refundable when in accordance with the cancellation policy.
The balance is due upon arrival.
Cash is accepted for the remaining balance when following a credit card deposit.

Pet Policy

We certainly welcome your four-legged friends, but we do have some rules regarding their stay as well.

Limit of two pets per cabin or RV Site
Only pets 30lbs and under are permitted. No aggressive breeds (ex.: Pit Bulls, Rottweilers, Staffordshire Terriers, Bullies, etc.). Please call prior to your stay for pet approval at 936-594-3961.
A non-refundable fee of $30 per pet is charged for the first night and $15 for each additional night. This does not apply to RV spots or tent sites.
Guests are subject to an additional fee determined by management in the event of special cleaning or repair due to excessive pet hair or damage caused by the pet.
Dogs that we have not been notified about at time of reservation, could cause your reservation to be cancelled and/or an additional charge of $250 per pet plus the total of the reservation charges.
Pets left unattended in cabins must be kept in a crate and not for extended periods.
Pets may not be left unattended on the porch, outside on a leash, or in a vehicle at any time when the owner is not present.
Your dog must always remain on a leash when outside the cabin or your RV.
All pet waste must be cleaned up and disposed of immediately and properly (bagged, sealed, and thrown in trash can or dumpster).
For the comfort of all guests, pets should be tolerant of the presence of people and animals walking by the cabins. These distractions should not be cause for your dog(s) to bark excessively.
We do not tolerate any aggressive dogs, regardless of the breed. If they are aggressive at all towards people, small children, other dogs, cats, etc., we kindly ask that you leave them at home. We do have resident roaming horses, goats, ponies, chickens, turkeys, cats, as well as other furry and feathered friends. Please be mindful of this.
Dogs must have their current rabies tag and ID tag on their collar, and collar must be worn at all timesand must have all current shots up to date with proof available.

Quiet Hours

Sunday – Thursday: 10:00 PM until 7:00 AM. Friday – Saturday: 12:00 AM until 8:00 AM.

Disclaimer

This property is privately owned. The camper accepts camping privileges with the understanding that he/she does hereby release Outback Campground and Marina, Outback On The Lake L.L.C., its officers and employees of all liability for loss or damage to property and injury to his person arising out of his/her use of its camping facilities, and agrees to indemnify the Campground, its officers and employees, against claims resulting from loss or damage to property or injury to the person of any member of the family or guest of the registered camper arising out of the use of its camping facilities.

Failure to comply with the rules above may result in immediate eviction by the owners and/or local sheriffs, and you will still be responsible for the full reservation fee.
